They make it sound so easy don’t they? Take a few photos, stick an advertisement online, show potential buyers around, agree on a price, job done.
So, let’s look at things a little more closely and see what goes into selling your property; it’s not like selling a car online…. This is quite possibly one of the biggest things you’ll sell, and there’s quite a bit of work and legalities, and a few other factors which go with selling process.

Images need to show your property in the best light, and you’ll need to write the sales copy too. Make sure you’ve got the location right and a floor plan. Virtual tours are rapidly becoming an important part of the sales toolkit, so if you’re filming the footage yourself, make sure you’ve got a steady hand!

Are you going to have signage outside too? Will you need a printed brochure? Which websites give maximum exposure and should you do an upgrade advertising package? What about printed media? Then there are ‘Open For Inspections’ boards/flags to consider.
Method of sale
Auction or private sale? Some unique properties do achieve higher sale prices at auction, so you’ll need to pay for a licensed agent.
Paperwork
It’s best to have a contract prepared before you market the property; whilst you can purchase blank contracts, are they going to be right for your property? What detail do you need to include? You’ll also need to budget for a conveyancer/solicitor.
Have you set the price right?
Do you really know what your property is actually worth and what your property’s unique selling points make it worth more than similar properties on the market? It takes more than a quick look at the sales sites to know what the market is really doing and what buyers are currently looking for.
Inspections
There is an art to presenting a property for an inspection. For instance, what personal effects should you have on display?
On a practical level, have you got the time for several individual private viewings? How many open inspections should you have?
Then there’s the following up on people who seemed genuinely interested in buying the property, so don’t forget to take contact details! And you’ll need to be available for follow-up questions after an inspection.
Negotiation
Everyone one loves a bargain, so you need to be clear about what is up for negotiation, what is not, and what legally needs to be included in the sale. Also, make sure you’re on top of the legalities around the contract of sale, such as cooling off periods.
What are your negotiation skills like? Buyers generally love private sellers’ sales; they know there isn’t an agent involved so they will often bargain hard on the price.
