Common fears of selling your home and how to overcome them
Have you ever been on the verge of selling your home, only to talk yourself out of it?
Even though the benefits of selling a home may outweigh the reasons for keeping it, many people avoid selling their home because they are afraid to; they often think of all the negative aspects, rather than the positives.
This is hardly surprising when you think of the process and the emotional attachment many of us have to our homes. However, selling your home shouldn’t be something you’re afraid of.
Here are some common fears people may have when selling their home, and we’ve given some tips of how to overcome them.
- There’s so much to do, I don’t think I can cope with the stress
This is a really common fear. For some, looking at what they need to pack, before they’ve even thought about the paperwork and what is involved in the sales process, is enough to stress them out.
How to overcome it:
The key to this is to be organised, and know what needs doing when. We can guide you through the sales process, and our handy resource, Planning your move, is a complete checklist of things you need to do when moving. Because we’ve been in the business for so long, we really do know what it entails, and our checklist will give you the confidence that you haven’t missed anything.
- I’m scared that my home won’t sell
This is a very common fear, particularly if you have a price in mind and, for whatever reason, it’s imperative you meet this price.
How to overcome it:
For the right price, and when in the right condition, any property will sell so the secret here is to be realistic in your expectations.
Research the local market and look at what properties similar to yours are doing. Are prices holding? What condition are the properties in? Speak to a couple of local agents to see what activity they are seeing. We are always happy to come round and give you an honest opinion about the market, and a non-obligation quote.
We also have market reports and detail recent sales to help with the decision-making process.
My home needs some work, but I don’t know what’s worth fixing up
While many buyers love a house in pristine condition, there are quite a few more that want to put their own mark on a place, and actually want to buy a property which needs a bit of work. And remember too, everything is negotiable in the selling process.
How to overcome it:
Make a list of all the possible repairs and improvements you could do, and then think about how urgent and vital they are to selling your home. A new kitchen probably won’t be worth the time and money, but there are things you can do to make it more presentable to maximise the return on your investment.
We are always happy to take a look and tell you what cost effective changes you do to add value to your home, and potentially help you achieve a higher sales price.
- I’ve made so many memories in this home, I’m not ready to let it go.
We all have emotional attachments to our home, particularly when we’ve invested time and money in improving it. But, those feelings could be holding you back from moving to a home that better suits your needs.
How to overcome it:
Sometimes we do have to let go of things. Gratitude can be a great way of overcoming this fear. In the Netflix’s show, “Tidying Up With Marie Kondo,” Marie thanks the house at the beginning of each episode. People who have a huge emotional attachment to their home find thanking it for all the beautiful memories often helps. You can then let it go so someone else can make new memories there.
We are a local, independent family run business with decades of experience behind us. We understand emotional attachments we have with our homes, and appreciate some may find the selling process daunting.
