What you need to know about the new digital Strata Hub

Launched last month, the new digital Strata Hub aims to give homeowners, buyers and the property service industry better accountability and transparency and more engagement for owners, residents and potential buyers of strata schemes in NSW.

The new reporting requirements will, for the first time, digitally consolidate data about the state’s 83,000 strata schemes. This will enable greater accountability on how strata schemes are being governed. NSW strata communities can expect to benefit from better service delivery and more targeted communications as a result.

Whether you’re wondering about pets, renovating, or repairs and maintenance in strata, the Hub will consolidate core information about NSW’s 82,000 strata schemes in one place, and it gives people to access a wealth of clear information on strata issues anywhere, and at any time.

As well as giving potential owners an insight into the property, strata communities can expect to benefit from better service delivery and more targeted communications as a result.

Furthermore, the Hub will allow the regulator to monitor each building’s ongoing maintenance and defect management.

According to Minister for Customer Service and Digital Government Victor Dominello more than one-in-seven NSW residents live in strata; he says the Hub will evolve to act as a one-stop shop for those living in, or looking to, purchase a strata property.

Currently, Strata schemes or their managing agents are submitting regulatory information such as fire and safety information, occupation certificates, and contact details for the scheme, so owners will need to be aware their strata managers should be contacting them about the new annual reporting requirement.

From September 2022

  • Strata managers ‘bulk upload’ for multiple strata schemes
  • BPAY available

From December 2022

  • Strata schemes have until 31 December to submit their first report

From 2023:

  • The nominated emergency service contacts will be shared with emergency services agencies;
  • All people wanting to buy, live and work in strata can register on the strata portal to access tailored general information about strata living on the NSW Government website including, basic strata information about plan numbers, street addresses, number of lots and registration dates.

Strata scheme residents and owners will also be able to register on the strata portal to review:

  • All the information available to the general public
  • Webinars and how to information for strata scheme reporting
  • Date of issue for the latest annual fire safety
  • Whether the scheme has formed a strata renewal committee and its date
  • Contact details for the strata manager and building manager (if any)

All strata schemes in NSW will soon need to report key information online each year.
