8 roles in real estate
At the end of 2021, Australian Bureau of Statistics revealed around 431,000 people were employed in rental, hiring and real estate services.
You well may be wondering what some of the roles are – well there are quite a few, but here are eight for starters:
Sales agent
This is us! Whether it’s an investment property or a home, we work for people wanting to sell their property. We are an independent, family run business, but there are larger real estate companies, employing some people as a salaried member of staff, or as an individual on a commission only basis.
Our responsibilities include appraising properties, marketing properties, arranging inspections, negotiating sales, and coordinating legal and other paperwork.
But we also do a little bit more; we also suggest cost effective renovations you may consider doing so you can get the best price from your property, and our marketing strategies ensure you get in front of a genuinely interested audience.
We love property and our aim is to make what is probably the largest financial transaction of a person’s life as streamlined and hassle free as possible.
Buyer’s agent
Buyer’s agents act on behalf of the buyer. The buyer outlines what their requirements are, and the buyer does the property search legwork to find suitable properties.
Depending on the level of support needed, they may also often manage the buying process on behalf of the buyer, negotiating a price and guiding the buyer through the necessary paperwork. If you are considering using a buyer’s agent, they do require a special buyer’s agent licence.
Valuer
As the same suggests, valuers estimate the value of a property. When valuing the property, they consider many factors such as features and condition of the property, the general market, and location.
Property stylist
You want the warmth and character of a home to shine through so the buyer will seriously want to put an offer on it.
This is where a property stylist fits in. A property stylist will take a look at your property as a whole to create a living scenario which will not only tick the practical boxes, but also the emotional ones too. They often also incorporate current interior design trends that reflect local market demographics and conditions.
Experienced stylists know which furniture to use and where it should be positioned. They know how to creatively use space to give the buyer ideas and help them imagine themselves living in the space, without them thinking someone else has been living there.
Auctioneer
An auctioneer is a person who conducts the sale of a property by auction. This may be in an auction room or at the site of the property being sold. They are quick thinking, good with numbers and usually have an engaging personality to get the bidding going – just ask our director Craig as he’s a licenced auctioneer!
Property manager
Once again, property management is what we do!
Whether it’s a residential or commercial property, we ensure the properties entrusted into our care are tenanted with good tenants, properly cared for, and well maintained. Most importantly, we make sure all our landlords are operating within the law, and we have good professional relationships with our tenants so any disputes are managed quickly and efficiently.
As well as saving our landlords time and reducing stress, we offer lots of other information for investors to consider and suggest ways to improve the property so it will attract a higher rent.
Strata manager
The common property of strata or community titled complexes, such as a block of flats or a number of units all need managing. A strata manager’s responsibilities include: being a point of contact for any strata issues, organising body corporate meetings and relevant paperwork, arranging repairs and maintenance, collecting strata fees, and arrange insurance for the building.
