How to stage your house for sale
Once you’ve made that decision to sell, in order to achieve the best sales price, you need to create a warm and welcoming environment.
At the same time, the house needs to be a home, not a showroom; buyers want to buy into the dream of a new home and a new life, so look to create the feeling of openness, light, and calm.
Here are some of our tips for staging your house for sale:
Create space
People love space in a house as they won’t be concerned about whether all their belongings will fit in. As well as decluttering, well placed furniture will make a room feel larger.
When entering a room, people normally scan from left to right, so placing the tallest item of furniture in the far-left corner of a room will make the room appear more spacious.
First impressions
What will someone see when they first enter your house? Think how this will this affect their mood viewing the rest of the house.
Then, walk round your house and work out where people will stop to look – think about how you can improve these areas. This leads us to the next point…
Real plants
While flowers do make a house homely and welcoming, buying fresh flowers for open inspections can get expensive.
House plants create emotions of warmth and comfort and contribute to the increasing indoor/outdoor living interior design trend. Plants can soften a space, so put them in every room – even the toilet.
Furthermore, because plants require care and attention, healthy plants in a home suggest the house is lived in and cared for too.
Ditch the big TV
Television screens are getting bigger and bigger and while they may be great to sit round watching with the family, they can be overpowering, and the big black screen can make the room appear smaller.
Look for ways to reduce this black impact; it could potentially be hidden behind a screen.
Improve the main bedroom
The main bedroom should be a peaceful retreat, not a sterile or uninviting hotel room of cluttered chaotic space.
Remove anything which isn’t related to a bedroom eg gym equipment or desks. Extra pillows and/or cushions, and a tasteful throw on the end of the bed will enhance the appeal.
Divert the attention
The very act of trying to cover something up or hide it, can often have the reverse affect by drawing the eye to it. If there is something you can’t easily fix, divert the eye somewhere else instead.
Try placing attractive or interesting objects elsewhere in the room.
