What are home buyers looking for?
After the location and size of the property, what other features are home buyers currently looking for?
Obviously, many features will depend on individual lifestyle choices and preferences.
However, we are seeing some changing trends in today’s economic climate and general modern lifestyles.
If you’re thinking about making some changes with a view to selling in the near future, and your budget goes beyond a lick of paint, here are some common features the modern home buyer is looking for:
Energy Efficiency and running costs
While many home buyers are acutely aware of environmental issues and the need to reduce energy consumption, in today’s economic climate, for many potential buyers, they also want to know how much the property costs to run.
Renovations which focus on making your home more energy efficient, and thereby cheaper to run is definitely an attractive selling point.
Connectivity and technology
We live in a digital age – although definitely some more than others! Home buyers, particularly those with teenage children, appreciate properties that can accommodate the latest technology.
If you’re renovating a room, consider putting more power outlets and USB charging points. Security also features on a buyer’s tick list, so you may consider installing outside sensors and doorbell cameras and other security equipment.
Flexible spaces
Flexible spaces, that can be easily converted into home offices, playrooms, hobby areas or guest bedrooms are increasingly a priority, particularly the home office now that many Australians are working from home, all or part of the time.
Some properties will lend themselves very well to incorporating a home office, such as those with an attic, a basement, or converted shed/garage.
Even if you have a smaller home, dedicated work spaces can be created with sliding doors or room dividers, and we’ve seen some very creative work spaces under stairs and in alcoves, and cupboards transformed.
Outdoor living lifestyle
As a nation, we love spending time outdoors, so now might be the time to upgrade the alfresco areas, patios, or decks, particularly if you can make it seamlessly blend with indoor living spaces.
Storage options
Everyone has ‘stuff’, but you don’t necessarily want it all on show!
Any renovation or addition that increases storage options, without encroaching too much on the room space is appealing. Consider installing built-in wardrobes, and utilise areas under the stairs or in alcoves.

Incorporate low-maintenance living options
People are leading busier lives and while many are still house proud, there are multiple competing priorities these days. Anything that can reduce time spent with general upkeep of the property will make your more home attractive to a wider audience.
Consider durable, low-maintenance materials for fixtures and finishes, and easy-to-clean surfaces for kitchens and bathrooms.
When looking at outdoor areas, if you are thinking about landscaping, consider a design that requires minimal upkeep to further enhance the low-maintenance appeal.
