6 things to do when selling your home
While today’s market is favouring the seller, with property prices reaching exceptional prices, people who are putting their property on the market shouldn’t take anything for granted.
Here are 6 things owners should do to help them with the selling process and get the best price for their property.
1. Identify potential problems early on
Building inspections are essential for home buyers to check the condition of a property before making an investment, but sellers can also benefit from an inspection before they put the property on the market.
Forearmed is forewarned, or so they say – a good building inspector will identify any problems and you may be able to address these issues before the property goes to market. Furthermore, knowing any issues in advance will help set expectations, and give the buyer transparency when negotiating a price.
2. Get the price right
Do your homework and see what the market is dictating. If you set the price too high, there will be less interest in the property, and there is a danger it will be on the market for an extended period of time; if you have to reduce the price, potential buyers may think there is something wrong with it, and negotiate harder.
High expectations are great to have, but you need to be realistic. There is a delicate balance between what is a hoped-for-price, a realistic one, and receiving an offer which leaves the seller feeling they’ve been ripped off.

3. Present your house
Presentation is the one aspect which will help differentiate your property from the similar one for sale a couple of blocks away. In fact, some claim you can increase your property value by up to 10% by getting the presentation style right.
A well-presented property looks good in publicity material, attracting more bidders at auctions and people to open inspections, and in our experience, a stylishly presented property often sells quicker too.
As well as decluttering and cleaning, arrange furniture to maximise space and use fresh flowers and plants to add interest and warmth to a room.
4. Get the right marketing in place
A picture speaks a thousand words, and while good photography really does make a difference, consider going a step further and paying the extra for virtual tours and videos.
A video sets your property apart and can give you the competitive edge. They do generate more interest online and, together with virtual tours, give far-away buyers a genuine feel for your home; in some cases, they will make an offer without seeing the property.

5. Be flexible
We like to think things will go as planned, but sometimes they don’t. Try to be flexible with viewings and expect to have to negotiate on the price. Ideally you will have priced your property in the right price range, and you’ve already thought through what you’re willing to compromise on.
But don’t be afraid to leave a deal if you’re not getting what you want or you think the buyers are making unreasonable requests.
