Thinking of selling in 2025? Here is what the market is saying…..

2025 has started with on a positive note for regional home values, which rose a further 0.4% in January, reaching new record highs according to CoreLogic’s latest report.

CoreLogic’s research director, Tim Lawless suggests “Regional markets seem to be benefitting from a second wind of internal migration, along with an affordability advantage in some markets, and what looks to be some permanency in hybrid working arrangements across some occupations and industries.”

Late last year, ABS reporting on working arrangements revealed 36.3% of employed people usually worked from home, which was down from COVID-highs, but still above the 32.1% reported in 2019.

CoreLogic’s 2024 Housing Trends Report also indicated a notable shift towards regional areas as remote work becomes a more permanent fixture for many Australians. This trend is expected to continue into 2025, with buyers increasingly seeking lifestyle-oriented properties outside major urban centres.

Why Newcastle is desirable

With more people working from home, but with good access to Sydney, we believe Newcastle and Lake Macquarie are attractive options, offering relatively affordable housing options. Our region definitely has an appeal as a lifestyle destination to both families and young professionals; beautiful beaches, a vibrant arts scene, and a growing café culture.

Adding to this, there are several infrastructure projects in the pipeline too. The $500 million investment in the NSW Fast Rail project is positioned to make Newcastle even more accessible to major business hubs like Sydney and the Central Coast, and Newcastle 2040 Vision and Broadmeadow Precinct Regeneration.

As accessibility and enhancements to our region continues, we suspect our region will become even more desirable, these developments are likely to boost property values!

Price predictions

KPMG’s latest 6-monthly property report on Australia’s capital cities, predicts house prices will rise nationally by 3.3% over the next 12 months. At a regional level, according to some reports Newcastle has a predicted 5% growth.

Indeed, the majority of Australia’s real estate professionals (65%) predict house prices will rise in 2025, driven by improving affordability, rising incomes and the potential of cuts to interest rates, according to CoreLogic’s report.
