5 steps to take to sell your property quickly

So, you’ve found that perfect property. The downside is, the sellers want a quick settlement – which means you’ve now got to get your house ready for sale and on the market quickly.

Before you go into meltdown, here are our tips to selling your property quickly:

  1. Plan your sale

First things first. Step back and breathe! Don’t be overwhelmed by what needs doing. Work out your time frame and systematically look at what needs doing and mark it in order of importance. Look at what you can delegate to helpful friends or, depending on your budget what you can pay third party service-providers to do.

For instance, is your time better spent packing and tidying up the garden and paying a decorator to paint the interior?

  1. Present your property

It goes without saying presentation counts for everything.

If you’re serious about selling your property quickly, you do really need to set time aside to spruce it up. Even if you’re on a budget, there are things you can do – a lick of neutral coloured paint throughout freshens the place up, but if you haven’t got time to do the entire house, work on the rooms which need the most attention.

Tackle the little DIY jobs – the dripping tap and broken cupboard door – and clean, clean, clean! If nothing else, you want the property to look cared for. And that includes the exterior too – remember first impressions count when someone is walking up to the door.

Home buyers want to imagine themselves living there so make it as spacious and inviting as possible. Declutter and remove excess furniture.

It’s worth getting a professional property photographer to come in as they know exactly how to position furniture, which lights to turn on and what angle to take the photograph to present the room in the best way for marketing purposes.

  1. Get the price right

If the price is right for the current market, your property will sell. We’re not talking about you walking away with the bare minimum, we’re saying be reasonable with your expectations. Do a bit of research and look at similar properties in similar locations to gauge what sort of price you should be asking. Compare what is for sale and what has sold.

It may be worth advertising the lower end of the valuation for a quicker sale.

  1. Market it properly

Great photography and a brilliant description are the basics, but potential buyers still need to know your property is for sale. To get the maximum exposure in a short amount of time, ensure you have the superior listing categories on the major portals eg. Realestate.com.au and Domain.com.au with video, virtual tours and also a social media plan.

Depending on the property, the online route is probably the best for a quick sale, but look at the different level of listings as some have more exposure than others. The printed route may also work for some properties.

For added exposure, it’s worth getting a sign put out the front of the house too – you never know who is driving around!

  1. Use an agent

Yes, we know we’re biased, but using an agent does have its pluses! They know where to market your property, write great descriptions for advertising and can advise you on essential areas to upgrade in the limited time you have and according to your budget.
