Traditionally, spring has always been the time to sell a property; the weather is starting to improve meaning properties are presented in a good light, and people want to sell their property before they get bogged down with preparing for Christmas.

But there are few more factors to consider when selling a property, like what the market is doing and what personal circumstances are dictating. Also different property types look better at certain times of the year; for instance, the lifestyle of a ocean front apartment will be at its best in the summer, while a cosy property with a fireplace could be more inviting in the winter months.

Since 2011, we’ve been seeing a notable increase in the number of sales and buyer enquiries in January and February, this has led us to believe, when it comes to putting a property on the market, January is the new October.

Here’s why:

  • It’s still the holiday season

Some think people are still in holiday mode and aren’t interested in looking in properties. However, with Christmas and New Year celebrations out of the way, people have more time to attend viewings before they get tied down with weekend commitments such as kids sporting activities.

  • The market is undersupplied

Because January and February aren’t traditionally seen as the best time to put a property on the market, there is less competition. This means there is less property for buyers to choose from and they have fewer properties to compare. Furthermore, anything for sale at this time stands a better chance of being seen by the target market, and won’t get lost in the large number of advertisements.

  • Change in personal circumstances

The start of a new year is when many people think about their personal life and look at what they want to do and where they want to be in the coming year. Moving house often features high on the agenda, and with a bit more ‘down time’, people have more time to think about it properly. Job transfers often happen at the beginning of the year too.

  • Ideal presentation conditions

Bright light, not much rain, plants are still growing in the garden…. generally January makes good conditions for presenting a property at its best. Darker properties come to life this time of the year while beachside properties look stunning.

Confidence in the market

With low interest rates, stamp duty abolished for first home-buyers of existing and new properties costing up to $650,000 and other government incentives to help get people on the property ladder, confidence in the market is increasing.
